Hosts can now access the full IntelliHost feature set—permanently free, with no trial period, no credit card required, and no usage caps.
IntelliHost is a short-term rental optimization platform based in Pleasant Grove, Utah. Founded in March 2022, and currently employing 22 people, the startup helps hosts and property managers increase visibility, improve conversions, and grow revenue using data-driven insights. Designed for both solo hosts and professional managers, the platform combines automated analytics with professional-grade tools so hosts—regardless of portfolio or bank account size—can rank higher and earn more revenue with the same listings.
Previously a paid SaaS product, IntelliHost provides Airbnb hosts with data on booking funnel performance, pricing dynamics, listing visibility, and change tracking. Hosts who connect their listings now receive unlimited access to IntelliHost’s dashboards, predictive pricing guidance, and optimization tools.

IntelliHost offers two distinct solutions for short-term rental hosts: a free, self-serve dashboard, and a premium, hands-on service.
The free IntelliHost platform acts as both a data-rich dashboard and a coaching tool, giving hosts the insights they need to improve their listings on their own.
For those who prefer a more turnkey approach, IntelliHost also offers Revenue IQ, a separate, managed service. With Revenue IQ, IntelliHost’s team handles everything—from analyzing real-time listing data to optimizing photos, settings, and pricing. Each client is assigned a dedicated revenue and account manager, and pricing is managed through proprietary algorithms.
According to the company, many Revenue IQ customers choose a performance-based pricing model, where IntelliHost earns a small cut of the additional revenue it helps generate, aligning incentives. Flat-rate and percentage-of-total-fee models are also available depending on the host’s needs and number of listings.
IntelliHost is positioning this pricing shift as a deliberate response to market inequality. Unlike most competitors, which typically offer either pricing tools or isolated analytics, Revenue IQ bundles listing optimization, revenue management, and consulting into a single service—reducing complexity for hosts and property managers trying to grow their businesses.
Industry data indicates that roughly 20% of STR operators capture a disproportionate share of bookings across platforms like Airbnb and Vrbo. This dominance is often linked to access to consultants and paid software tools—advantages typically out of reach for smaller or newer hosts. “We’ve always believed every host deserves access to the same high-level insights the big players use,” said Brown. “Removing the subscription fee makes that possible.”

All existing IntelliHost subscribers have been automatically moved to the new free tier. Hosts can manage up to 2,000 listings under the free plan; accounts above that scale are encouraged to contact the company directly for onboarding support.
While IntelliHost continues to offer optional paid services for hosts seeking deeper growth strategies, the company confirmed that the core analytics and optimization platform will remain completely free and fully functional.
With this shift, IntelliHost is making a long-term bet that giving smaller operators enterprise-grade visibility will raise overall market competitiveness—and put the company at the center of a more data-savvy host ecosystem.
